Welcome to Sugar Tree Inn, the ideal choice for Shenandoah Valley and Blue Ridge Parkway accommodations. Here you will find some general reservation information and cancellation policies for our bed and breakfast. Please note that The Sugar Tree Inn is most appropriate for adults and children 10 yrs of age and older, therefore, children under the age of 10 are not allowed. Pets are only allowed in our Shenandoah Suite. Please note that if you arrive with a child under the age of 10 or a pet (and not staying in the Shenandoah Suite), you will be denied accommodations and forfeit your deposit.

Our Driveway: If you have read any reviews about our little piece of Heaven in the Blue Ridge Mountains, I’m sure you have seen our driveway being mentioned several times. Coming from the Blue Ridge Parkway? GPS is not advised (it will tell you that “you have arrived” while on the Parkway but you have not.) We are located off of Mile Marker 27. Take the exit for Hwy 56 (Steeles Tavern.) At the bottom of the exit, turn right. We are located on the left side about 3/4 of a mile down Hwy 56 (aka Tye River Turnpike.) It is a sharp left turn into our driveway so if you are driving a larger vehicle, you may need to readjust (turn, back-up a bit, and turn more) before fully making it on the driveway.

Reservations: Generally, weekend reservations during our Spring, Summer and Fall Season require a two-night minimum but please call and ask if a one-night stay is available. We can often accommodate a one night if we still have rooms available the week of when you need. During our Winter Season, there is no minimum nights required. Our Winter Season is December 1st-April 1st.

Deposits: Reservations are confirmed upon receipt of one-night’s deposit. Full payment may be required on some weekends.

Cancellations: A 14-day cancellation notice is required for a full refund (less a $30 cancellation fee). Within 14 days, the deposit will not be refunded. Within 7 days, you will be charged for the full amount of your booked stay. Only nights that get rebooked will be refunded for that night only (minus a $30 processing fee.) We are a small hospitality business and appreciate your understanding of how last minute cancellations affect us. Cancellations due to weather will only be refunded if the road leading up to our driveway (Hwy 56) or our driveway is not passable. We highly advise any guests to look into travel insurance that would cover weather related cancellations. We are a small business that can’t afford to cancel if your weather is bad but not ours. We appreciate your understanding of that.

Check-In: Check-in is 3:00 – 6:00 pm unless prior arrangements are made. Please let us know if you need to arrive earlier or later. An early check-in or late check-out may be subject to additional fees. We often run errands before the 3pm check-in time so please don’t worry if you arrive here before 3pm and we are not here to check you in. Please make every effort to not arrive before 3pm. We want to make your first impression a good one and often are not ready for early arrivals.

Check-Out: Check-out is 11:00 am.

Early Checkouts: Early checkouts are considered cancellations and you will be responsible for, and billed for, the remainder of your reservation.

Children: The Sugar Tree Inn is most appropriate for adults and children 10 yrs of age and older, therefore, children under the age of 10 are not allowed. Please note that if you arrive with a child under the age of 10, you will be denied accommodations and forfeit your deposit.

Dining: A full breakfast for two is included with the room rates. We offer dinner service on Friday and Saturday evenings (you will be contacted a couple days prior to your stay with the dinner options during your stay.) We do offer some mid-week/afternoon dining options as well. They include Bowls of Soup, Hot Dog Meal, Chicken Caesar Salad, Charcuterie Board, or a Country Basket. Please note the mid-week/afternoon food options are not available for on-site purchase after 3pm on Friday and Saturday or after 8pm Sunday-Thursday. The Country Basket and the Charcuterie Board can be pre-ordered and ready upon your arrival.

Advance reservations are required for our Friday and Saturday night dinner service.

Fireplaces: Each room has a stone surround wood burning fireplace (with the exception of St. Mary’s Cabin. That room has a propane burning fireplace). Fireplaces are open during our colder months (typically September-May) and close during the warmer months. This year we will be closing are fireplaces on May 15th. We do provide enough wood for you to have a romantic fire. They are not intended to be the primary source of heat, therefore, we ask that you be kind with your usage of the wood. Do not overload the firebox as that will cause damage.

Pets: Dogs are allowed only in our Shenandoah Suite. You may bring up to 2 dogs (additional fee per pet, per night. At this time we only allow dogs.) The animal must be in a kennel if you are not in the room with them. They also must be on a leash when outside your room. If your animal is disruptive to our other guests (ie: excessive barking), you may be asked to leave. You will be responsible for any damages caused by the pet and the credit card on file will be charged for damages incurred. You are also responsible for any injuries caused to other guests as a result of your animal. Please note that if you arrive with a pet (and are not staying in Shenandoah Suite), you will be denied accommodations and forfeit your deposit.

Power Outages: We do occasionally experience power outages here up in the mountains so if you do have something that requires power (i.e. CPAP machine), we encourage you to bring a back-up battery just in case. We do not give refunds if we experience a power outage as that is something that is out of our control. Other options would be discussed only if the power outage lasts for an extended period of time (more than 36 continuous hours.) Don’t worry! It has only happened once since we have been here.

Smoking: All of our buildings and rooms are smoke-free. You may smoke outside and we have provided ashtrays for your use. A $250 recovery fee will be added to your bill should we find or smell evidence of smoking in your room.

Damages: Any damages, intentional or otherwise, will be billed to your credit card. This includes misuse of towels or washcloths.

Payments: We accept Visa, Mastercard, Discover, American Express, and of course cash.
